BRYANT FENCE · EAST TENNESSEE

The short answer: Wood costs less upfront and gives you full privacy, but needs staining and lasts ~15–20 years. Aluminum usually costs more upfront, keeps your views open, won't rot or rust, and needs very little care for decades. The "better" choice depends on one question first: do you want to see through your fence, or not?

The short answer: in most of the Greater Knoxville area, yes. You'll likely need a permit to install a new fence, and depending on where you live, you may also need HOA approval. Rules differ between the City of Knoxville, Knox County, and surrounding towns like Farragut, Maryville and Oak Ridge. Here's what every homeowner should know before the first post goes in the ground.

Good news: Bryant Fence makes this easy. We call TN 811 (utility locate) for you and walk you through exactly what your town requires. Use our permit rules directory to look up your city. Note: pulling the permit and any property survey are the homeowner's responsibility, but we'll guide you every step.

Do I Need a Fence Permit?

Most local jurisdictions require a permit for a new fence, and sometimes for replacing an existing one. Whether you need one, and what it costs, depends on your property's location, zoning and the fence height. A quick check with your local codes office (or a call to us) settles it fast.

City of Knoxville

Properties inside Knoxville city limits generally require a zoning/fence permit for new fences, reviewed against the city's zoning rules for height and placement. Corner lots and properties near the right-of-way get extra attention for visibility. We'll show you the current requirements; the permit is pulled by the property owner.

Knox County (unincorporated)

Unincorporated Knox County has its own review process and height/placement standards that can differ from the city. Requirements vary by zoning district, so we verify your parcel before we start.

Farragut, Maryville, Oak Ridge & other towns

Each surrounding town has its own codes office and rules. Farragut in particular is known for stricter design standards. We keep up with the local requirements everywhere we work and can point you to the right office.

How Tall Can My Fence Be?

Height limits are one of the most common questions we get. While exact rules vary by jurisdiction and zoning, these general conventions hold across much of East Tennessee:

  • Back & side yards: typically up to 6 feet for a residential privacy fence.
  • Front yards: often limited to around 4 feet, and sometimes required to be more open (like picket or aluminum) rather than solid privacy.
  • Corner lots & sight triangles: extra limits near intersections and driveways so fences don't block visibility.
  • Taller than standard? Fences above the by-right height may need a variance, something we can advise on.

These are general guidelines, not legal limits for your specific address. Always confirm with your local codes office, or let us walk you through it as part of your free quote.

Property Lines & Setbacks

Fences are usually installed just inside your property line, and some areas require a small setback. Knowing exactly where your line is prevents disputes with neighbors and costly do-overs. If you're unsure, a property survey (through a licensed surveyor) is the safest route; we'll set the fence exactly where you direct.

HOA & Neighborhood Approval

If you live in an HOA community, you'll likely need approval before installation, often with rules about height, material, color and which side of the fence faces out. HOA denials and rework are a common, avoidable headache. We'll help you understand what your HOA requires; submitting for HOA approval is the owner's responsibility.

TN 811: Always Call Before You Dig

This one isn't optional. Before anyone digs fence-post holes in Tennessee, underground utilities must be located and marked. It's free, it's the law, and it prevents dangerous, expensive strikes on gas, electric, water and communication lines.

  • Contact Tennessee 811 by dialing 811 (or 1-800-351-1111) at least a few business days before digging.
  • Utility companies come out and mark their lines with paint and flags, at no cost to you.
  • We coordinate the 811 request and schedule around the markings for every job.
